We calculate home valuation, existing liens, and youngest borrower age to determine maximum borrowing capacity under current federal lending limits.

Federal regulations require completing a confidential session with a certified third-party housing counselor before any application paperwork is formally submitted.

An FHA-approved independent appraiser evaluates property condition, followed by clear title verification and residual income qualification review.

Final loan documents are signed with your title company, disbursing funds via lump sum, fixed monthly tenure, or an appreciating standby credit line.

Estate and title rights

Protecting your family legacy

You remain the sole owner on the property deed throughout the life of the loan. The mortgage balance becomes due only when the final surviving borrower permanently departs the home, sells, or passes away.

All federally insured HECM reverse mortgages feature non-recourse limits. Heirs inherit all remaining home equity upon payoff, and family members are never liable for debt exceeding the home's fair market value.
